DOVER, NJ-Walgreens has signed a deal for a new 14,580-sf store on a portion of a site occupied by the former Dover High School. The transaction, arranged by Sig Schoor, executive vice president of the Chester-based Schilp & Co., includes renovating a portion of the school and temporarily relocating its existing tenant. The property is currently occupied by the Joe Kubert School of Cartooning and Graphics.

“We’ve been working with Joe Kubert for years to create a way that he can best utilize the space his school occupies,” Schoor says. “The property is unique in that it comprises the original building and a later addition. Together, they look like one building and span an entire block.”

The Joe Kubert School occupies a portion of the original building, which will remain in place and be renovated. 2005 Associates LLC, an affiliate of the Ferber Development Cos. of Juno Beach, FL bought the property for Walgreens and will oversee the renovation of the original building and the build-to-suit for Walgreens.

The plan calls for the building’s later addition to be demolished to make way for the Walgreens store. “The chain has worked closely with the planning board to incorporate some of the architectural elements of the school in its new structure in order to continue the property’s historic significance,” Schoor says.

Schoor also arranged a temporary off-site lease for the Joe Kubert school during renovations. The school will take 10,000 sf from Transistor Devices International at Route 10 West in Randolph.
