"It's economics when you get down toit," he says, adding the Rreef-owned building was up against twoothers in the final leg of the race. At the third-quarter close,the average industrial rate hovered $3.35 per sf, according to aCushman & Wakefield of Texas Inc. report.

The turnkey deal takes the 281,200-sf office/warehouse to 100%occupancy. Toby Rogers in Trammell Crow Co.'s Arlington officerepresented the San Francisco-based owner while Miller and PropertyAdvisers' Jerry Reis teamed to bargain the tenant's side.

Miller says Imperial Supplies will shift the regional facility,one of four in its network, in sync with the lease expiration at1701 Falcon Dr. In addition to its homeport and Dallas/Fort Worth,the parts supplier also has distribution centers in Charlotte, NCand Reno, NV.
