US Bank gets keys to the extra fourth-floor space, totaling1,900 sf, in 90 days, Tim O. Terrell, senior vice president andpartner with Dallas-based Stream Realty Partners LP, tellsGlobeSt.com. The association is taking over shell space in thefour-year-old, 13-story International Plaza III at 14241 N. DallasPkwy.In reworking the nine-month-old lease, the tenant has lockeditself in through November 2013 and pushed the 351,248-sf trophy'soccupancy to 65%. "We were good with them," Terrell says about thetalks.

International Plaza III is commanding $28 per sf to $30 per sf."We've actually increased the quotes and completed rates in thatbuilding," says Terrell, who teams with Stream associate SarahPayne to lease the three-building complex, bought in March 2006by Fortis Property Group of New York City. "The market's improvingconsiderably. And, we think it's the best asset on the tollway." Hesays Stream has rung up roughly 70,000 sf in deals for the1.1-million-sf complex since winning the leasing pact shortly afterthe sale.
