Greg Hoffmeister, with T3 Advisors in Waltham, tells GlobeSt.comthat the 250 First Ave. office space allowed the business toconsolidate its operations and also offered room for a recentlyacquired operating company. The 73,000-sf building, located justoff Route 128, has about 35,000 sf still available in four suites,he says.

"They were looking for a nicer image and this space wasattractive because the perimeter office was built-out so theydidn't have to do a major renovation. That was one of the sellingpoints," Hoffmeister says.

Terms of the lease were not disclosed but Hoffmeister sayssimilar class A space in Needham leases in the high $20s to low$30s per sf.
