SHELBY TOWNSHIP, MI-The board of trustees here have approved two multifamily developments that will bring more than 1,000 new homes to the township, as well as retail, a three-story assisted living complex and a two-story medical office building. The projects are a result of the township’s master plan, approved in 2003.

The development areas include the site of a former gravel mine at Auburn Road, and across the street on the site of a closed water park. More than 500 attached condominiums and 25,000 sf of retail will be built on the site of the gravel mine, says Township Planner Glynn Wynn. “It will be predominantly multifamily properties,” Wynn tells GlobeSt.com. The development, which recently received planned unit development approval, will be built on the 120-acre site around the gravel pit lake by Auburn Hixson LLC-Stone Ridge North of Shelby.

Another development is being built across the street on the site of the former Four Bears Water Park. Township Trustee Dave Kady tells GlobeSt.com that another few hundred condominiums are planned for around the lake on the site. “There will be more condos there than multifamily. The park is being dismantled, but the main park building will remain.”

The multifamily approvals are unusual for the township, which for years has prided itself on keeping out density. Village officials have been voted out of office for supporting multifamily developments. However, the properties were zoned industrial, and this was the best use for them, Kady says. “We’re really excited about these projects,” he says. The developers could not be reached for comment.

The 400 homes planned for 23 Mile and Hayes Road will be built by Messina & Lombardo LLC, with homes by Lombardo Homes. The company has two other condominium developments in the township, including Cascades of Stoney Creek.
