PLANO, TX-Madison Title Agency LLC, an affiliate of Lakewood, NJ-based Diversified Capital, has opened doors in Texas with a 15-year professional at the helm to lead the drive for commercial deals. In keeping with its past practice, the opening clears the way for a follow-on push by Madison Commercial Real Estate Services’ affiliates in 1031 exchanges and abstract industries.

“We are looking to capitalize on the contacts and the reputation we have,” says Bruce Stern, vice president of new business development for Madison Commercial’s group of companies. The other affiliates are Madison Exchange LLC, dedicated to 1031 trades; LeaseProbe LLC, a commercial lease abstracting, review and due diligence service for all deal levels; and Madison Abstract Inc., a broad-based operation aimed at all real estate professionals.

Madison Commercial has named Geneva Balch as commercial escrow officer for the office’s ground-building. Balch spent nearly six years with Fidelity Commercial Services in North Dallas. Although she’s soloing right now, the plan is to add to the team to quickly ramp up the black book of commercial transactions for Madison’s 21st licensed state. “It’s going to be a challenge,” Balch says, adding she’s working on the marketing strategy to get the northeastern name onto the street.

Madison Title, with more than 150 employees and eight in-house attorneys, is considered one of the largest in its industry in New York and New Jersey. The Texas office, situated at 5700 W. Plano Pkwy., is “piggybacking on the real estate presence that we’ve built in the past five years,” Stern tells GlobeSt.com. “We are focusing the DFW operation on catering to high-end, sophisticated commercial clients.”

Diversified owns 625,000 sf of office buildings in Dallas, a 600,000-sf hospital that’s being primed for conversion in Fort Worth and nearly 2,000 apartments in Austin and the Greater Dallas area. And it’s that foundation, Stern says, that led Madison Commercial to “open our own title office and get licensed in Texas.”
