"It gives them more of their own identity," says Seth Weinstein,principal of Dallas-based Predium, who worked out a deal forWaldham Bros. LLP to occupy 37% of the class B office space at 6200LBJ Freeway. He tells GlobeSt.com that Waldman will vacate 1280 N.Central Expressway a couple months before the lease expires at its12-year location, but the move gains identity and "class A-typefinishes."

Weinstein says Waldham, a 54-year-old local firm, "looked atquite a bit of properties" before it settled into talks withlocally based Signature Asset Management for the top floor of atwo-story, class B office building. Talks lasted four months,nailing a building sign and "favorable terms," he says.Transwestern's Matthew Hurlbut and Jeff Anderson represented thebuilding owner. The quoted rate is $14 per sf plus electric.
