The Expo Group LP has paid right in line with market comps,roughly $40 per sf, to get the 10-acre asset at 5931 W. CampusCircle Dr. "We looked at several buildings in the market for aboutone year," Brett Owens with Henry S. Miller Commercial in Dallastells GlobeSt.com. "This was right because they could buy it. Itwas the right size and office component that they needed aswell."

The local buyer leases about 80,000 sf at 1740 Hurd Dr. and ownsa 60,000-sf office/warehouse along Brenner Drive in Dallas. Theconsolidation move will take place in the fourth quarter, accordingto Owens.

The buyer plans to overhaul the 30,000 sf of office in the27-year-old building and do minor upgrades to the warehouse area.Owens says that the find took one year because "at the time therewasn't a lot out there" to meet the requirement for a large officeto accommodate the headquarters and marketing teams. "They're outof room and needed something they can expand into long term," headds. Jim Brice and Cannon Shoults with Holt Lunsford CommercialInc. in Dallas represented Invesco.
