"In the end, they wanted to stayin that building," he adds, pointing out part of the lure for thesite is the freestanding building's size and hard-cornerpositioning.

Aloha operates a service center in the flex building, which issits in a corridor with rates of $2.95 per sf to $3.25 per sftriple net for comparable space. Richardson and Chris Delzell, vicepresident with Henry S. Miller Commercial, put six months into thehunt and renewal negotiation. The Denver-based owner, ProLogis, hadJoe Rudd and Scott Studzinski working out its terms.
