Atthe end of 2006, Broward County industrial market was experiencinga 3.4% vacancy rate with average asking rents of $7.99 per sf and1.6 million sf of absorption year-to-date, according to a CBRichard Ellis Broward County Q4 industrial market report.

"The Broward County industrial market continued to exhibitstrong fundamental characteristics during 2006," the report states."The industrial sector is poised to remain tight during 2007 withslight variations in vacancy and rental rates."

In addition to the JM Field Marketing lease, there have beenother leases signed recently by small space users. These includebridal salon Boca Raton Bridal & Consultants, which signed a4,550-sf lease within Floor Covering Center at 3591 S. FederalHighway in Boca Raton for its corporate headquarters in arelocation and expansion of its business. Alberts was the exclusivebroker for the tenant. Co-broker representing the landlord, SunPlaza LLC, was Benjamin Brandt, of Brandt Real Estate.
