According to the CBRE brokers, who represented Yellowpages.com,the $12.5 million deal is the largest relocation lease commitmentin Glendale in the past seven years. The 611 N. Brand buildingtotals approximately 383,00 sf and is owned by Los Angeles-basedMaguire Properties, which was represented in-house by JoshWrobel.

Yellowpages.com is an expanding online directory service that isnow a division of AT&T Services. The company based its decisionto move from Pasadena on operational expenses and the lack of anycontiguous blocks of space that met its requirements, Vilgiatesays.

Besides being the largest new lease commitment in Glendale for acompany relocating to the city from an outside market in more thanseven years, Vilgiate points out that it is the largest leasecommitment executed this year in the entire Tri-Cities market ofGlendale, Pasadena and Burbank. He adds that Glendale, where theoffice market totals approximately 6.4 million sf, "has been a muchless dynamic marketplace in the past several years" than Burbankand Pasadena, both of which have enjoyed single-digit vacancy.
