Jeff Turner, senior vice president of the Indianapolis-basedDuke's Dallas/Fort Worth region, says the Kingsley DistributionCenter will be going vertical in three weeks at 3200 Kingsley Rd.The one-off project is ticketed for a 24.6-acre tract, one of justa few undeveloped sites in its submarket. "There are only three orfour sites left and we own one of them," Turner tells GlobeSt.com."It's one of the last infill sites left."

The class A industrial building was designed by Carlos FernandezArchitects in Dallas. The structure, with 32-foot clear heights, israil-served and sits in a Triple Freeport area. The city has seededwith a five-year tax abatement. Duke's marketing the space for $3per sf to $3.35 per sf with a 3% to 8% office finish-out.

Turner says Garland's large industrial spaces have rapidlydwindled with the market uptick. "Our interest has been very goodfrom existing Garland tenants to new Garland tenants," he says.
