Miami-based Transwestern vice president Darryl Robinson andsenior vice president Peter Harrison represented Rockefeller Groupin the transaction. The seller, Louis Flematti, representedhimself. Transwestern introduced the opportunity to Rockefeller andarranged the joint venture structure while providing due diligencesupport.

The site is currently zoned for mixed-use, office, retail andresidential hotel. The parcel is one block north of Las OlasBoulevard and stretches from the former restaurant at 215 SE EighthAve. west along Southeast Second Court to Sixth Avenue.

"The site provides Rockefeller with an outstanding opportunityand options for development including office, residential orhotel," Robinson says. "The possibilities are numerous andRockefeller can take a 'wait-and-see' approach as they decide whichdevelopment avenue they wish to take."
