By taking 8,367 sf on the building's fifth floor, PacificDatavision, a voice Internet messaging and wide area dictationprovider, has boosted the asset to 50% occupancy, according toMountain Development's Billy Martini. The tenant was represented byTom Palestina of Palestina Properties, and MDC was representedin-house. Terms were not released.

"What set it apart from other buildings was the opportunity toconceive a layout for brand new offices that would suit ourbusiness," says Pacific Datavision's John Pescatore. "The landlordlistened to our requirements and the design development process washighly collaborative."

Formerly the HQ of Givaudan Roure and previously a Hoffman-LaRoche office and research lab facility, the building was acquiredby MDC in 2000. Following that acquisition, MDC emptied thepre-existing mix of offices and labs and simultaneously fitted outthe top two floors for Allied Office Supplies. As reported byGlobeSt.com, AOS' 30,000 sf hit the sublet market earlier thismonth, having become surplus in the wake of that company'sacquisition by Office Depot.

In an unrelated transaction, another MDC property, One GarretMountain Plaza in West Paterson, has a new tenant, if onlytemporarily. MDC has provided 5,000 sf at the 174,728-sf asset tothe American Red Cross for use as a disaster relief center. Thespace will be used to process requests for relief in the wake ofthe nor'easter that hit the region earlier this month. MDC boughtthe building recently in a partnership with Meritage, and is set tolaunch a lobby and common area renovation.
