GARLAND, TX-In a quick-moving deal for as-is space, Best Brands Corp. has grabbed 65,807 sf of extra storage room for one of its three main distribution locations in the US. The short-term lease has gone full circle in about one month.

The Minnetonka, MN-based distributor of commercial baking products, which owns a 209,580-sf complex at 10726 Plano Rd., picked up all but 52,000 sf in a 253,891-sf office/warehouse at 3001 National Dr. and 2901 W. Kingsley Rd. “They looked at a few others,” Stephen Cooper, vice president of NAI Robert Lynn, tells GlobeSt.com. The deciding factor, he adds, was the ready-to-go space and proximity to its Plano Road operations hub, which is three miles to the northwest.

Best Brands will share the building, owned by Chicago-based Ridge Property Trust, with Keys Backyard, the lead tenant. The building’s balance is being marketed for $3.05 per sf, triple net. Cooper and Tom Lynn, president of corporate services for the Dallas-based brokerage company represent Ridge Property Trust. John Aldrich of the Aldrich Group, also in Dallas, was the tenant representative.

Cooper says Best Brands needed the space because it had a temporary lease about to roll. According to Dallas County tax records, the distributor leases space at 5210 Cantron Dr. and 10741 Miller Rd.
