"We started construction based on the leasing success ofTerminus 100 and also the amount of leasing demand we anticipatewhen Terminus 200 opens," a Cousins Properties spokesman tellsGlobeSt.com. "Buckhead is a market that companies tend to stay inso it's easy to predict what the demand will be based on leaserollovers."

He adds leasing efforts for Terminus 200 have started, but nosigned leases are yet in place. The first building constructed aspart of the Terminus project was Terminus 100, a 27-story,656,000-sf office building which opened April 1. Signed tenants atTerminus 100 include Bain & Co., Citigroup, CB Richard Ellis,Wachovia, Cumulus Media, Synovus, Atlantic Capital Bancshares,Wilmington Trust Corp., UBS and Premiere Global Services. Thebuilding is currently 83% leased with 90% of the spacecommitted.

Construction began on April 20 of 10 Terminus, a32-story, 142-unit condominium building. Future planned phases ofTerminus include two 40-story condominium buildings. Preliminarymarketing efforts for 10 Terminus have started with 22 units undercontract. A start date for the future phases of Terminus has notyet been determined, the spokesman adds.
