Regency Vans, now owned by Tecstar Automotive Group of Goshen,IN, controls one of four corners at the junction of Interstate 35Wand Golden Triangle Boulevard or FM 1709. Regency's 15.5-acrecomplex at 2800 Golden Triangle Blvd. is used as a manufacturing,assembly and sales portal for the van conversion giant. Hillwoodand other developers control the other three corners, all underconstruction or platted for retail.

Regency's complex was part of a 52-acre off-marketsale in August 2006. One of the region's leading autodealers, Don Davis, sold it to Whitehead Smith Investments ofDallas, which was getting lobbied by retail developers before andafter the deal was sealed.

Regency has been at the corner at least 10 years. Walter Floyd,principal of NAI Huff Partners in Fort Worth, says the deal tookfour months to close, with no shopping around. "They took the dealwith very little TI's," he tells GlobeSt.com. "It was prettyvanilla." Floyd and NAI associate Ryan Wood were the tenant repswhile NAI principal Lester Day represented the owner, who boughtthe location as an investment-grade hold.
