In addition to the office space, the building has 32,637 sf ofretail space located in the ground floor of the adjacent 656-spaceparking garage and an additional parcel that can be developed intooffice space or other uses.

"Bank-anchored office towers in secondary markets have alwaysbeen key acquisitions for HGI," HGI president T. Richard Litton,Jr. says. "We believe our experience with this type of asset and inthe Jacksonville market will help us succeed with this newacquisition."

This is HGI's second acquisition in Downtown Jacksonville. InJanuary 2004, it acquired the nearby One Enterprise Center, a22-story, 348,852-sf class A office tower.
