NEW YORK CITY-The Treeline Cos., a full-service real estate ownership and investment firm based in Garden City with branches throughout the five boroughs of New York City, shells out 35,738 sf at 177 Livingston St. in Downtown Brooklyn to HeartShare and Legal Services.

Following a year-long restoration and renovation program, 177 Livingston St., which contains 110,000 sf and an approximate 6,000-sf ground-floor retail space, has been transformed from a Macy’s warehouse building into a seven-story, class A office property offering security, 24-hour access, cutting-edge infrastructure, and prewar grandeur, Howard Schor, VP of strategic operations & planning, tells GlobeSt.com.

“Downtown Brooklyn has gained a reputation as a premier destination for a wide range of nonprofits and other commercial users seeking value and easy access to Manhattan,” says Kraig Silver, SVP of Treeline Cos. “While top-notch spaces are always a challenge to find, 177 Livingston St. offers 15,000-sf floor plates and is most popular among city agencies; these types of tenants demand these full-floor spaces.

Silver went on to explain this particular site was chosen based on a few things. “The floorplates at 177 Livingston St. lay out well and are highly conducive to full-floor users,” Silver says.

“The property is also situated near to all transportation, shops and restaurants. Treeline’s in-house management team caters to tenant needs,” Schor adds.

HeartShare Human Services of New York, a nonprofit human services agency, has signed a 15,853-sf lease. HeartShare Wellness, a division of HeartShare has signed a 10,216-sf lease. Legal Services for New York City, a provider of civil legal services, has committed to a 9,669-sf space. CB Richard Ellis represented both in the negotiations. Silver served on behalf of Treeline in all transactions.
