Audio Visual Services Group Inc. will move its regional officeto Freeport Corporate Center 6 at 925 Freeport Pkwy., the newestdelivery for Denver-based ProLogis, which picked up the developmentdirt in the buyout of Catellus Development Corp. from SanFrancisco. Gary Lindsey, senior vice president in Dallas for Grubb& Ellis Co., tells GlobeSt.com that the inbound tenant, whichgot a first right of refusal on additional space, is adding nearly12,000 sf with its relocation from a 15-year operations hub nearthe junction of Interstate 35 and Northwest Highway. The move willcoincide with its lease expiration.

Lindsey says the dealmakers for the ProLogis shell were "theefficiencies in a new building" and location within five miles ofits existing office, a critical search requirement for employeeretention. The finish-out will include 23,000 sf of office in astructure with 40 dock doors, 30-foot clear height and a 200-footbuilding depth. "It's a nice new business park environment. Thedepth of the building works well for them," Lindsey says.

ProLogis' in-house marketing representative Joe Rudd bargainedits terms. ProLogis has the building tagged as a negotiable triplenet rate, but comparable space in the Freeport submarket isfetching $3.95 per sf, triple net with a significantly smalleroffice component.
