The nonprofit vocational training school was represented byStephen Chrastka, with locally based JCF Real Estate. Stuart Eng,with locally based Jupiter Realty Services, represented thebuilding owner for the lease transaction. The term of the lease is10 years, Chrastka says. He would not disclose the lease rate forthe transaction or the asking lease rate for the building.

CET chose the three-story, mixed-use building on Western becauseit is close to public transportation and the expressways and thelocation meets their parking needs, Chrastka says. Additionally,the building on Western has wide open floor plates and isaccessible for their clients, he says. The building is currentlymore than 70% occupied, he says. Other state agencies also leasespace in the building, Chrastka says, but he would not givespecific information on the tenants. The average lease rate forclass B space in the West Loop area is $30.13 per sf, according toa second quarter Grubb & Ellis report, but this property iswest of that area and likely leases at a lower rate.
