Duke Realty Corp. vice president of leasing Craig Flanaganrepresented the landlord in the EDS transaction and John Dolan, ofCB Richard Ellis, represented the tenant. For the Sivicatransaction, Flanagan represented Duke and Jay Dowlen, of CBRichard Ellis, represented Sivica. For the Standard Registertransaction, Duke's Wes Hardy represented Duke and Ernest Kiser, ofColdwell Banker Commercial NRT, represented Standard Register. "TheNorth Fulton market has a strong residential and retail base,"Ferguson tells GlobeSt.com. "You've got a complete package in thatarea which is affording tenants an excellent place to dobusiness."

Northwinds I is located within the NorthWinds Center, which isowned by Indianapolis-based Duke. It is a 258-acre master planneddevelopment that includes seven office buildings totaling more thanone million sf and is zoned for four million sf of class A officespace, 500,000 sf of retail space, 600 hotel rooms and 800apartment units. Duke acquired NorthWinds Center in 2004. In thepast six months, 137,000 sf of leases have been signed at the parkrefilling space that had been vacated in 2006 and 2007.

The new leases bring the occupancy level of the park to 95%. "Wehave one full floor of space left at Northwinds," Ferguson says."Our intent is to bring the occupancy level as high as we can getit and maintain existing tenants."
