CARSON, CA-The 44,000-sf Carson Commercial Center office andretail project has changed hands in the larger of two dealstotaling more than 95,000 sf and involving the relocation of onecompany headquarters. Rosecrans Industrial LLC of Los Angelesacquired the three-building Carson property, which is off the 405Freeway at 940 E. Dominguez St., from Irvine-based SVN Equities LLCfor $6.5 million.

The Carson Commercial Center, situated near the Carson regionalshopping center and a new 24-Hour Fitness Center, consists of threebuildings with retail, office and medical office space. The park,which was at 95% occupancy at the time of sale, is 80% built out.President Burton Young of SVN Equities, which has owned thebusiness park since 1999, says that the buyer gets a property wheretenant interest "will only increase over time" because of thepark's location, visibility, direct commuter access and proximityto major retail and service providers.
