SANTA MONICA, CA-The 35,000-sf Edgemar Center, a mixed-use project at 2415-2449 Main St. that was designed by architect Frank Gehry in 1984, has sold for $19 million, according to Lee & Associates. Trevor Belden, principal in the Sherman Oaks office of Lee & Associates’ LA North/Ventura office, tells that the center is “a true mixed-use property.”

Belden, who represented the private trust that acquired the center, tells that the property is 100% occupied by a tenant roster including office, retail, residential, restaurants and a live theater. The property is unusually large for Santa Monica, with about 200 feet of frontage along Main Street, and backs onto Second Street. It also includes a two-story underground parking garage.

The Edgemar Center is named for the business that originally occupied the site, which was a dairy called Edgemar Farms. Gehry designed the center around the dairy, restoring 20% of the buildings.

The theater and restaurant space now occupy 20% of the original buildings that were restored. The remaining 80% of the space is new construction that was added when the property was converted from a dairy to its current use.

The buildings included both one-story and two-story construction. The seller of the center, also a private trust, was represented by Jim Stanfill, Greg Batiste and Luke Palmo of Coldwell Banker Westmac.

Architect Gehry has designed a variety of Los Angeles area buildings, including the Walt Disney Concert Hall and the Hollywood Bowl. His projects in other markets include the the University of Minnesota, Twin Cities’ Weisman Art Museum and the Guggenheim Museum in Bilbao, Spain.
