WEST CHESTER, PA-BPG Properties Ltd. has sold the 142,000-sf former EB Games headquarters at 931 Matlack St. to Anro Inc., a printing company that will consolidate from three current locations in Devon, Strafford and Malvern. Philadelphia-based BPG acquired the Matlack building and a 314,521-sf distribution facility at 200 W. Stewart Hudson Dr. in Sadsbury for $21 million in June 2006.

Grapevine, TX-based GameStop acquired Electronics Boutique, the former parent of EB Games, in May 2005 and put both EB Games facilities up for sale. Prior to closing on the portfolio, BPG obtained a full-building lease for the Sadsbury facility from Communication Design Testing Inc., which relocated from a property it occupied here.

The Matlack property was vacant at the time of Anro’s acquisition. It is located on 13 acres adjacent to Route 202 and consists of 55,000 sf of office space and 87,000 sf of warehouse space, including a 3,500-sf cafeteria and 2,500-sf data center. According to public records, the property traded for $12.2 million.

Steve Italiano, SVP, and Tom Bailey of CB Richard Ellis represented BPG, working with Stephen Spaeder, SVP, and Jonathan King, asset manager of BPG, respectively. Sam Pilotti of Paoli-based Metric Realty represented Anro. Italiano tells GlobeSt.com the building “was on the market for leasing, and there was a lot of interest, but a user/buyer came along, prompting BPG to sell.”

Anro, which had its beginnings in the home of Rose and Angelo Rossi in the 1950s, is now among the largest commercial printers in Philadelphia and the surrounding suburbs. It acquired its current 90,000-sf headquarters in Devon in 1971 and soon expanded to additional locations in nearby communities.
