ATLANTA-Locally based Cousins Properties Inc. and the Miami-based Related Group are teaming up to develop condominiums in the Terminus and CityPlace Buckhead projects. Construction is expected to begin in October on One CityPlace, a 30-story, 269-unit condominium project with 11 townhomes at the intersection of Roxboro and East Paces Ferry roads.

The project, the first of nine towers planned for the CityPlace Buckhead project, is expected to be completed in the third quarter 2009. Upon completion, which is expected in 2015, CityPlace Buckhead will include 3,832 condominiums and 95,000 sf of ground-floor retail space on 16 acres.

Homes at One CityPlace will range from the $300,000s to more than $1 million for penthouse and townhouse units. One-bedroom units will range from 807 sf to 989 sf, two-bedroom units from 1,376 sf to 1,522 sf and three-bedroom units up to 1,900 sf. Miami-based Arquitectonica will design the project with the interiors designed by New York-based the Rockwell Group will design the interiors.

After One CityPlace is completed, the partnership would develop the first of two 40-story condominium buildings planned as part of the Terminus project. Construction has started on Terminus 200, the 565,000-sf office building that is part of the $660-million mixed-use project at the intersection of Peachtree and Piedmont roads in Buckhead. The 25-story project is expected to be completed in mid-2009. The first building constructed as part of the Terminus project was Terminus 100, a 27-story, 656,000-sf office building which opened April 1.

A Cousins spokesman tells GlobeSt.com that the partnership is both financial and operational. Both companies will share development costs and expertise.

Cousins and the Related Group are also partners on 50 Biscayne, a 529-unit condominium project under construction in Miami. “When we went into the Atlanta market, we wanted a partner that knew the intricacies of the market,” says the Related Group chairman and CEO Jorge Perez, in a released statement. “We picked Cousins Properties because it possesses the same values as Related.”
