For landlord Wells REIT, JLL's executive vice president DennisMcConnell negotiated the lease extension. Motorola was representedby brokers from CB Richard Ellis.

The extended occupancy involves the entire third floor and mostof the first floor of the building, which has floorplates of nearly60,000 sf. The building's current availability, according to Wellssenior vice president George Wells, includes the entire secondfloor of pre-built, move-in space, and 35,000 sf of additionalspace on the first floor and the building's lower level.

"Unlike other facilities in the region, 1111 Durham Ave. cansupport additional office development," Wells says. He notes thatthe 35-acre site, "allows for the construction of a second buildingtotaling approximately 143,000 sf.
