LITTLETON, CO-Opus Plaza has changed hands for $10.4 million. G REIT Inc. sold the fully leased asset here to On Dow Avenue Partners LLC.

Opus Plaza is a 62,129-sf, single-story, multi-tenant office building on 5.58 acres at 7810 Shaffer Parkway in the Ken Caryl Business Center, which is located 15 miles southwest of Downtown Denver.

The pre-cast concrete and glass building was constructed in 2002. Amenities include lockers, showers, a mailroom and bike racks. The building has four tenants: Siemens Building Technologies Inc., American Innovations (AI Bass-Trigon, Ltd.), Business Controls Inc. and Colorado Natural Gas Inc.

Opus Plaza is located at the intersection of Shaffer Place and Shaffer Parkway, immediately south of the West Ken Caryl Avenue off-ramp of Highway 470, which provides access to Downtown Denver through connections with Interstate 25, Highway 285, Route 6 and Interstate 70.

Voit Commercial Brokerage, a member of Corfac International, brokered the sale. Alan Pekarcik, a senior vice president in Voit’s Irvine office, says the southwest submarket, which includes Littleton, has experienced positive absorption in five of the last six quarters and has some of the highest lease rates for new class A space in the Denver metro area. The Ken Caryl Business Center in particular is desirable because of its central location and immediate access to Highway 470, he says.

Pekarcik and fellow Voit broker Daniel Vittone, together with T.J. Smith of Colliers Bennett & Kahnweiler, represented GREIT. The Meridian Group represented On Dow Avenue Partners.

G REIT says it paid a property disposition fee of $156,000, or 1.5% of the sales price, to Triple Net Properties LLC, its advisor, and its affiliates. Sales commissions of $312,000, or 3% of the sales price, were paid to unaffiliated brokers, according to an SEC filing.
