Bridge Street Town Centre has been on O&S' drawing boardabout three years. In summer 2006, White Plains, NY-based StarwoodHotels & Resorts Worldwide Inc. agreed to anchor the projectwith a Westin-flagged hotel. Since then, the developer, architectsand city officials have been working to advance the Bridge Streetdevelopment, which will take up an 82-acre corner of US Hwy. 75 andTexas 121. O&S' development site abuts Collin County CommunityCollege, which has just signed off on a plan to build a 150,000-sfadministration building.

"We have played around with the site plan because we arebuilding something that everyone is going to be proud of and willbe the gateway to the city," says Chris Shane, O&S' vicepresident of acquisitions. He tells GlobeSt.com that the plan,right now, is to deliver all the retail space in the first phase,half of the 200,000-sf class A office component and the Westin,which is penciled for completion in late 2009.

In the coming weeks, Shane says the project will get anothershot of adrenalin from a "significant" deal with a nationalretailer, but he's not tipping his hand until the deal gets itsfinal seal of approval. In addition, O&S plans to alter its MOby bringing on a third-party leasing team to help find and signretail tenants for the upscale mix.
