LIVINGSTON, NJ-Prudential is about to leave the buildings, and the ownership of the four-building, 385,000-sf Eisenhower Corporate Campus says the complex will be available in its entirety in January. The 34-acre property is owned by Livingston Circle Associates, an affiliate of the locally based Eastman Cos.

“It offers a unique opportunity for tenants looking for a headquarters location in a strategic location,” says Jeffrey Garibaldi, president of the Chatham-based Garibaldi Group, who’s teaming with SVPs Craig Zurick and Matthew Kirby to find new tenants. “With the Northern New Jersey office market experiencing low vacancies for large blocks of new-generation space, this is one of the largest contiguous blocks of space remaining in the state.”

Eisenhower Corporate Campus, located at 290 W. Mt. Pleasant Ave., started out as multi-tenant spec construction in 1983, and its first full-building tenant was Bellcore, now known as Telcordia Technologies. Current lessee Prudential moved into the newly renovated complex a decade ago.

The property is being marketed for either full-building occupancy or, because of its four-wing design, is divisible to 90,000 sf. It can be divided into two buildings with three floors each, according to Michael Schofel, principal of Eastman Management Corp., and two additional buildings with four floors each. The property features connecting walkways located in a central atrium.
