CITY OF INDUSTRY, CA-Voit Development Co. of Newport Beach has completed a 64,000-sf spec industrial project here and has kicked off construction of a 200,000-sf project in Sylmar. The City of Industry project consists of two 32,000-sf buildings for sale, while the Sylmar development will consist of for-sale buildings ranging from 2,300 sf to 30,000 sf that will be built in two phases.

According to James V. Camp, senior vice president of development and acquisitions for Voit, the City of Industry project was designed to take advantage of the development site location at Long Lane and Nelson Avenue. The site, totaling more than three acres, is close to the Pomona Freeway and Interstate 605.

The two new industrial buildings are being marketed by Mark Latimer and Ryan Lewis of the Santa Fe Springs office of CB Richard Ellis. The industrial project is adjacent to a new 144,000-sf build-to-suit distribution and office center also recently completed by Voit, which is occupied by produce distributor FreshPoint of Southern California.

The Sylmar project, called North Valley Commerce Center, will be developed in two back-to-back phases. The first phase will consist of 90,000 sf of for-sale industrial condominium units ranging from 2,300 sf to 30,000 sf. Phase two will consist of approximately 110,000 sf of industrial product for sale ranging from 4,200 sf to 30,000 sf.

Tim Regan, vice president of acquisition and development for Voit Development, says that the company anticipates that the small-to-medium sized industrial spaces will sell quickly because the project has already met a substantial amount of demand before breaking ground. The industrial project site is located at the intersection of Olden Street and San Fernando Road, close to the 5, 405 and 210 freeways.

Phase one is expected to be completed in the first quarter of 2008 and phase two in the second quarter of 2008. Regan is the project manager for the industrial park.

Voit’s marketing representatives for the project are David Harding, Greg Geraci, William Walk and Matt Dierckman of CB Richard Ellis. The project was designed by Poliquin Kellogg Design Group and will be constructed by Valley Commercial Contractors.
