LAGUNA HILLS, CA-Locally based developer Omni West Group has broken ground for a 66,000-sf medical and professional office condominium project in Lake Elsinore on the heels of the company’s recent unveiling of plans for 80,000 sf of medical office condominiums in Moreno Valley. The Lake Elsinore project, called the Plaza at Lakeview, is under way on a five-acre site adjacent to Interstate 15 near Railroad Canyon Boulevard and Canyon Estates Drive in the newly developed masterplanned community of Canyon Estates.

The Plaza at Lakeview will include one two-story medical office building of approximately 33,000 sf that will be designed exclusively for medical users, including urgent care and outpatient surgery providers as well as general practitioners, dentists, ophthalmologists, orthopedists, pediatricians and physical therapists. The second building, also two stories, will total approximately 34,514 sf and will be intended for general office tenants such as law firms, financial institutions and other professional offices.

Omni West Group is marketing the condominium units for sale and/or lease. The floor plates measure approximately 16,000 sf on each floor and are divisible down to approximately 700 sf to accommodate a wide range of users, according to Kip Dubbs, president of Omni West.

Dubbs says that Omni West chose the Lake Elsinore location because, “the availability of both office and medical space with this type of flexibility are in short supply in the Lake Elsinore community.” Dubbs pointed out that, as both the Murrieta and Corona markets have expanded, the Plaza at Lakeview will accommodate the strong need for urgent care facilities in Lake Elsinore.

Omni West has retained the Riverside office of Grubb & Ellis and Austin-Brockett Commercial Real Estate Services in Temecula as agents for the new development, which is being built by general contractor HMC Construction of Colton. Omni West Group is developing the project in partnership with Sunbelt Properties Management LLC. Sunbelt and its various entities are currently developing approximately $253 million in residential and commercial real estate properties.

In addition to the Plaza at Lakeview, Omni West Group is developing and/or managing several other medical office condominium projects, including the Inland Empire’s Paseo del Sol Medical Center in Chino and Moreno Medical Campus in Moreno Valley. It is developing the 80,000-sf Moreno Valley project in partnership with HG Capital LLC of Menlo Park and plans to begin construction in the fourth quarter 2007, with completion anticipated in the third quarter of 2008.
