QUEENS, NY-ZCY Trading Corp. leased 90,000 sf at 1717 TroutmanSt. in the Ridgewood neighborhood of Queens from Gladiator RealtyCorp. The lease is comprised of 75,000 sf of warehouse space and a15,000 sf parking lot and loading dock area as part of the larger320,000-sf property.
Kalmon Dolgin Affiliates' Linda Wong, who arranged the lease andrepresented both the tenant and owner, tells GlobeSt.com that thedeal is a five-year plus three-year option lease. She also notesthat the asking price at this property is $7.75 per sf and thevalue of the transaction annually is approximately $582,250.
