Because of the permits in place,as well as infrastructure such as roads, sewer and utilities,Campanelli considers the venture a fast-track opportunity, saysDeMarco. As such, his Braintree-based firm is alreadyentertaining--and pursuing--several possible requirements,including a leading life sciences company circulating in themarket.

Grubb & Ellis negotiated the $3-million sale on behalf ofthe Park at Great Woods, and EVP Jack Kerrigan says Campanelli'scan-do approach made them the most qualified bidder. "They have atrack record of successfully developing over 10 million sf in thismarket, and have studied this particular site for seven years,"says Kerrigan, who handled the assignment with G&E VP StephenCook. The competition for the property "speaks to the strength ofthe commercial market," adds Kerrigan.

[IMGCAP(2)]Best known for assembling and developing massiveindustrial and warehouse properties throughout New England, with 10business parks completed in Massachusetts, Campanelli has also doneplenty of corporate projects as well, notes DeMarco. The company isresponsible for the TJX headquarters in Framingham, for example, aswell as the former Stop & Shop headquarters and PresidentsPlace, both in Quincy. "We have quite a bit of that under ourbelt," DeMarco says, and the firm has determined the TPC propertywould be an appropriate site for such upper-range construction.
