DENVER-Alliance Residential Co. beginsconstruction this week on its second luxury multifamilydevelopment in downtown’s ballpark district, bordering theLodo District. Broadstone BlakeStreet will be located on Alliance’s recently purchased.79-acre site in the heart of downtown, adjacent to CoorsField amid a mix of employment, transportation, arts,culture, recreation and entertainment. Andy Clay,Alliance’s managing director of development for Denver, tellsGlobeSt.com that projected construction costs for the 164-unit,six-story luxury apartment community are approximately $40million.

This will be Alliance’s second community to break ground inColorado this year. In February, the company began construction onBroadstone Gardens at CherryCreek, off south Jackson Street southwest of Alameda Ave.and Colorado Blvd., which is across from the first-base entry toCoors Field.

The clubhouse and first units for the new community are expectedto be delivered in the second quarter of 2013, and completion isslated for 2014. According to Alliance, this community will appealto the growing population of young professionals and individualswho appreciate the conveniences and amenities of living in downtownDenver. As a result, the majority of floor plans will be studiosand one-bedroom units, with a smaller percentage of two-bedroomhomes. Top- and ground-floor units will include mezzanine-levelbedrooms with sweeping views of the city and Coors Field, andstreet-level units feature stoops situated directly across from thefirst-base entry to the ballpark.
