GRAND PRAIRIE, TX-Graphic Resources Inc. signeda lease for the 18,543-square-foot balance of a DCTIndustrial Trust Inc.-owned warehouse in the GreatSouthwest Industrial District. The company signed along-term lease and doubled in size with its move to the60,910-square foot warehouse.

The transaction brings the industrial property at 607 Avenue Rto 100% occupancy. "Not only does this get the building fullyleased, but it takes the DCT portfolio in the Great Southwest to98% occupancy," said Michael W. Spain withBradford Commercial Real Estate Services in arelease detailing the transaction. Spain and Bradford's JimFerris represented DCT Industrial Trust, whileErik E. Blais, also with Bradford, was the tenantrepresentative.

The shell space had just been retooled to include a1,100-square-foot office when Graphic Resources came to tour. Threeweeks later, the lease was signed. "They needed it now," Spainsaid, "but they did take time to look in the market. The newoffice, shallow bay and seven dock doors all came into play." Sodid the location, he added, with the building parked on thedoorstep of SH 360 along the service road between Fountain andCarrier Parkways.
