BRYAN, TX-Houston-based Bryan/Traditions LP andBrownstone Commercial LLC have joined forces tobuild a class A, 240-unit multifamily propertywithin the Traditions master-planned community. The as-yet unnamedproject will serve working professionals and graduates affiliatedwith Texas A&M University's Health ScienceCenter – and is the first such multifamily asset to gonorth in the 900-acre Traditions.

The partners plan to break ground in September, 2012 on themultifamily property, which will be located on Health ScienceCenter Parkway near Traditions Golf Club and theTexas A&M Health Science Center. The development is anticipatedto take 12 months to complete. Commercial ResourceCapital is sourcing both debt and equity financing for thedevelopment.

Perhaps more importantly, this is the first multifamily propertyplanned for Traditions, which is owned by Traditions Acquisition PartnershipLP. "As the bio corridor is building out,this apartment project is perfectly congruent with where we'reheaded," explains Spencer Clements, one of thepartners of Traditions Acquisition Partnership LP and president ofWilliam Cole Inc. of Houston, which was hired torun the golf club and real estate operations.
