FREMONT, CA-San Diego-based Westcore Propertieshas acquired Kato Industrial Park here for $45.6million from New York Life Investments (formerlyMcMorgan Co.), dba LDF1 LLC. Thepurchase of this four-building, 673,177-square-foot property, whichsits on 41.96 acres at 47400, 47422, 47444 and 47550 KatoRd., boosts the company's commercial realestate portfolio to 12.7 million square feet. Westcoreplans to implement a number of capital improvements and upgrades tothe project to enhance its marketability. Currently, the propertyis 62% leased to tenants including JC Paper Company, SanFrancisco Herb & Natural Food Company andStats ChipPAC Inc. In the transaction, the sellerwas represented by Darla Longo and BarbaraEmmons of CBRE, while Westcore represented itself.

NEWPORT BEACH, CA-Edward B. Hanley andEric P. Wohl of Hanley InvestmentGroup assisted with the sale of stock inCatellus, the company that owned theLanding, a 44,289-square-foot shoppingcenter anchored by Vons/Pavilions here,in an off-market transaction for $34,890,000. The sale pricerepresents $790 per square foot on fee simple basis, which,according to public records, would be the highest sale price persquare foot in the last five years for a grocery-anchored center inCalifornia. Situated on 3.78 acres, the Landing is located on thepopular Balboa Peninsula at the corner of 32nd Streetand Balboa Blvd. The center had recently undergone a majorrenovation by the seller, who turned an aging shopping center intoa new upscale development. Other tenants include Gina’sPizza, Crow Bar and Kitchen,Chipotle and Chase Bank. Thebuyer, which did not want to be named, is based in Orange Countyand was also represented by HOM Real Estate Groupof Newport Beach, in conjunction with Hanley.
