GRAND PRAIRIE, TX-Following a seven-year hold of the multitenantNational Health Building, a fund belonging to AICVentures sold the class A office buildingto Capital Commercial Investments. The Austinseller disposed of the 65%-leased, 98,928-square-foot building aspart of a national $275 million portfolio disposition consisting ofindustrial properties throughout the United States.

"This was the only multitenant office building in the portfolio,the other assets were all single-tenant industrial," explainsColliers International senior vice presidentCreighton Stark who, with Colliers analystBen Lurie represented the seller. ColliersInternational has also been handling disposition of the remainingnational portfolio.

The sole tenant of the office building located at 1901 N. SH 360is National Health Corp. However, the company'ssale to a Houston buyer led to two years of term on the leaseremaining. Some of the existing space has been sublet to othertenants. Stark acknowledges that marketing a close to30-year-old building with deferred maintenance issues that isone-quarter empty could have been a daunting task, except for thefact that the asset is in the Mid-Cities submarket of theDallas-Fort Worth area.
