WASHINGTON, DC-Gallup Inc. is renewing the79,850 square feet it occupies at 901 FSt., NW, a boutique office building owned by TFCornerstone. With other commitments in the pipeline, thebuilding will be fully occupied, Jones LangLaSalle broker Amy Bowser tellsGlobeSt.com. Bowser, along with colleague TripHowell, represented TF Cornerstone in the deal.Chuck Pilchard of Pilchard RealtyAdvisors, represented Gallup.

Gallup’s renewal is a reflection of larger trends in the DCmarket—tenants are remaining cautious in their decision-making,preferring to stay put. The Gallup renewal is a bit more positiveof a story for the District in that the company did not retrenchspace, as many firms are doing. Indeed, it has been steadilyexpanding its footprint in the building since it moved in in 2000when the building delivered. TF Cornerstone’s concessions for thespace were consistent with renewals in a trophy building, Bowseradds, declining to discuss more specifics.

In general, the DC is still a tenant’s market and theconcessions landlords make are a reflection of that. In anearlier interview with GlobeSt.com Creighton JArmstrong, JLL managing director, told GlobeSt.com that concessionsare, in fact, on the rise, especially free rent. One notableexample was a concession that Vornado Realty Vornado/Charles E.Smith granted the United Nations Foundation for its 85,000 lease at1750 Pennsylvania Ave., NW: it agreed to assume the institution’s current leaseobligations, which are running for another threeyears.
