WOODBRIDGE, VA-Alliance HSP is seeking a tenantor tenants for its 185,112-square-foot retailproperty near the Potomac Mills shoppingcenter. It has tapped Next RealtyMid-Atlantic to market the property.

In many ways Next Realty's job should be easy: the building islocated at the corner of Worth Avenue and Potomac Mills Circle—inother words, right across the Potomac Mills Ring Road from the1.5-million-square-foot Potomac Mills Mall. Potomac Mills, ofcourse, is Virginia's largest outlet center and one of theCommonWealth's top 10 tourist destinations. Retail sales so farthis year have totalled $3.08 billion within threemiles of the site, Next Realty says. It adds that the space, knownas Square95, can accommodate one large retailer orit can be divided for multiple retail uses.

Potomac Mills has also been broadening its already huge familyof retailers in recent months. It has added LOFT Outlet,Express and a Pandora Outlet in recentmonths. Its selection of restaurants is also growing--TheCheesecake Factory, Bahama Breeze and Bobby'sBurger Palace, operated by television chef Bobby Flay, areall slated to open this month.
