DENVER—Arc Capital Partners LLC has acquired a370,000 square foot Sears distribution facilityand retail outlet located in Denver's urbancentral submarket.

While the property is best known as the location of Denver'sonly Sears Outlet, it also includes a 330,000 square footwarehouse/logistics facility on 18 acres. Arc Capital Partners acquired the property from Sears LogisticsServices, Inc. through an affiliated joint venture.

Arc Capital Partners engaged Denver-based Triumph RealEstate Corporation to acquire, upgrade and convert theexisting buildings into a thriving industrial and retail park. Theproperty is situated near a highly visible intersection of I-25 and6th Avenue and offers tenants immediate on/off ramp highway accessas well as truck loading and trailer parking capacity rarely foundnear Denver's central business district.
