INDIANAPOLIS—As reported in GlobeSt.com,Indianapolis has become one of the nation's hottest markets forindustrial properties. Developers have about 8-million-square-feetof space under construction, a significant portion of it on aspeculative basis. And HSA Commercial, Inc., has just signeda 59,770-square-foot lease with Black Horse Carriers,Inc. at the firm's recently-completed speculative industrial developmentat 1025 S. Columbia Rd. in suburban Plainfield. This is the firstsigned lease for Gateway Industrial III, the220,000-square-foot warehouse that HSA and its partnerGreat Point Investors LLC began last year.

Carol Stream, IL-based Black HorseCarriers, a third-party logistics firm specializing in dedicatedfleet services and private fleet replacement services for theconsumer products industry, will take occupancy of the space inOctober.

"Tenant interest in the project has beenvery strong so far given our unique capability to accommodate thesetypes of smaller industrial clients,” says RobertSmietana, vice chairman and chief executive officer ofHSA. “We are feeling very confident about the depth of theindustrial market and our potential for a full lease-up by the endof the year.”
