CHICAGO—The Elgin/I-90 industrial submarket is relatively small,but it has not been left out of the recovery that has buoyedmanufacturing and distribution in the Chicago metro area. Asreported in GlobeSt.com, Conor Commercial Real Estate, a member ofthe McShane Companies, and its joint venture partner, Globe Corp.recently finished Northwest Pointe, aspeculative industrial development in suburban Elgin, and now havejust signed Illinois Tool Works Inc. as theirfirst major tenant.

The 342,620-square-foot industrial facility is located at 2501Galvin Rd. within the Northwest Corporate Park.The Glenview, IL-based ITW, which manufactures engineered fastenersand components, equipment and other specialty products, will occupy136,972-square-feet once the developers complete the tenantimprovement work currently underway and scheduled for completion inDecember. The firm employs nearly 51,000 and has operations in 56countries.

The fully-customized suite will feature 32' clear heightwarehouse ceilings, a cross-dock distribution design utilizing 24dock doors and two drive-in doors. The developers will complete a6,314-square-foot office with open workstations, conference roomsand a break room for ITW staff. The property has on-site parkingfor 343 vehicles.
