CHICAGO—Joseph J. Duffy Co., a Chicago-basedfirm, has just started construction of a 24-unit building forsenior citizens at 6145 S. Sangamon Terrace in the South Sideneighborhood of Englewood. The four-story, precast concretestructure will provide another affordable housing option for thearea and tenants will share staff support with the adjacentBethel Terrace senior apartment complex via aground-level corridor.

Evergreen Real Estate Services, LLC serves asthe developer and building manager of the project, withHarley Ellis Devereaux as the architects. Workingwith Steve Rappin, president of Evergreen, Duffyofficials developed a fixed price cost for the project.

Each of the 24 apartments has one bedroom and its own kitchen.Common amenities include a community room and laundry facilities.As part of the site redevelopment, there will be new landscaping, alarge terrace and green areas for the tenants to enjoy. The lobbyand common areas of Bethel Terrace will undergo renovation as well.The facility will provide affordable housing for the independentelderly who earn up to 50% of the area's median income.
