LOS ANGELES—Greenland USA, a subsidy of theChinese developer Greenland Group, has begun thesecond phase of construction on Metropolis, a$1-billion mixed-use development in Downtown LosAngeles. The second phase will include construction of a 39-story,637,000-square-foot multifamily tower with 525condo units. Greenland has hired Douglas EllimanDevelopment Marketing to market the second phase of theproject.

Once complete, the Metropolis project will have four towers witha hotel, condominiums, retail and subterraneanparking. The full property spans two city blocks and sits on 6.33acres in Downtown Los Angeles near the financial district and theL.A. LIVE complex. Phase II is scheduled forcompletion approximately one year after the opening of the phase Ihotel, in about mid 2017. The plans for phase III and the startdate have yet to be revealed, but will likely include an additionalresidential tower with more than 700 condo units. TishmanConstruction is leading the building efforts for all threephases.

Douglas Elliman Development Marketing also handled marketing forthe first phase of construction, which included a 19-floor,350-room hotel and a 38-floor residential towerwith studio, one- and two-bedroom apartments. The first phase ofconstruction broke ground in February of 2014, and is expected tocontinue through mid-2016. According to Douglas Elliman DevelopmentMarketing, Tower One reservations have already crossed the 80%mark.
