LYNDHURST, NJ—Sitex Group isplanning $3-4 million in capital improvements to the 184,000-squarefoot industrial it acquired at 1200 Valley BrookAvenue in Lyndhurst, NJ.
The 184,443-square-foot warehouse is located in a high imagebusiness park within the Meadowlands submarket and features 22'clear ceiling height, 12 loading docks and abundant power andparking. It is strategically located less than 20 minutes from NewYork City, the Port of Newark/Elizabeth and Newark's LibertyInternational Airport and has direct access to the New JerseyTurnpike, Interstate 80 and Routes 3 and 17.
“Given the property's modern specifications and direct access toNew York City, there is already strong interest from companies inthe food and beverage, e-commerce, third party logistics, retailand apparel industries,” says Blake Chroman,Sitex's senior vice president of acquisitions andleasing. “This is another example of Sitex'sproven strategy of buying well-located industrial properties andmaking significant capital improvements to make the assets appealto today's sophisticated corporate users.”
