IRVINE, CA—The transit-oriented design craze will continuein the new year, and apartment rentersare looking to personalize their space as well as have craft orhobby opportunities offered to them, KTGYArchitecture +Planning designer JessicaMusick tells GlobeSt.com. We spoke exclusivelywith Musick, who is based in KTGY's Oakland, CA, office,and Manny Gonzalez, a principalin the firm's Los Angeles office, about apartment-design trendsthey see on the horizon.

"A trend that will continue into 2016 is theemphasis on transit-oriented locations," says Musick. "For example,new BART stations in Fremont and Milpitas in theBay Area have generated large mixed-use projectssuch as Warm Springs in Fremont and 450Montague in Milpitas. I expect that newdevelopments will continue to follow the expansionof BART down to San Jose. We're looking at multiple sites aroundthe future Berryessa BART station in San Jose."

Musick notes that 2016 will also bringinteresting solutions to add density in urban-infill markets. "Weare starting to receive interesting requests to add units toexisting residential communities, and cities likeMountain View and Menlo Park are becoming more accepting of uniquesolutions. We're looking at sites that have been converted fromindustrial to residential in cities like MenloPark and seeing communities like Mountain View and Sunnyvalewelcome increased densities and lower parking ratios."
