Khrista Villegas is a Managing Director at Material Capital Partners (MCP), where she provides a practical, execution-focused approach to the build-to-rent (BTR) sector. Villegas oversees BTR projects from initial feasibility through stabilized operations, managing site evaluation, amenity planning, and pre-leasing strategies.

In the past 12 months, she was central to the close-out of MCP’s BTR Development Fund I and the deployment of capital for Fund II. She also spearheaded the firm's expansion into the Midwest with the launch of Harmony at Clear Creek, a 188-home community in Kansas.

Villegas created a standardized design and construction playbook that ensures a consistent resident experience while reducing future operating expenses. She is a licensed Property Manager in Charge in South Carolina and a frequent speaker at industry events on BTR design and lease-up strategy.

Her leadership has helped MCP evolve into one of the Southeast’s leading build-to-rent platforms, providing attainable housing options in supply-constrained markets.
