Kathleen Bonesz serves as the SVP of Speculative Industrial Development at Ryan Cos., where she leverages two decades of expertise to lead the firm’s industrial platform across 10 major Southeast markets. A licensed civil engineer specializing in land development, Bonesz is uniquely equipped to navigate site challenges and has consistently served as the only woman market leader for ground-up speculative industrial deals throughout her career.

Her technical depth and leadership were recently highlighted by the success of Frederickson ONE, a 195-acre industrial park in Washington featuring six buildings ranging up to 850,000 square feet, which earned the NAIOP Industrial Speculative Development of the Year award. Over the past year, Bonesz has been a driving force in Ryan’s regional expansion, securing contracts for 44 and 14 acres in Tampa, totaling over 730,000 square feet of development.

Beyond transaction volume, she is currently shaping national operations as a member of Ryan’s Spec Industrial Sprint Committee, establishing a framework for speculative industrial teams across the nation. Before joining Ryan, Bonesz led regional development for Brookfield Properties and managed more than 385 acres of deals for major users like Amazon and Ikea at Logistics Property Company.
